Pre-Listing / Seller’s Inspection
Buyers aren’t the only ones who can protect themselves with a home inspection. This service is geared toward sellers who haven’t listed their home yet. We will conduct a thorough inspection and let you know the pros and cons of your property. Getting this information up front makes it easy to be proactive by fixing areas with serious problems. When buyers see how good the condition your home is, they’ll be more likely to make an offer. Even better, you’ll increase your odds of closing a deal that actually gives you what the house is worth.
New Construction Inspection
Buying a brand-new home that’s been built to meet your specific desires is a truly exciting experience. Don’t let that excitement get in the way of ensuring everything was completed properly, however. Instead, book our New Construction Inspection service for a thorough examination of the home. Keep in mind that finding any existing issues right away can remove the burden associated with getting repairs done after you move in.
New Construction Phase Inspections
With this inspection service, we provide three inspections of a home throughout the construction process. In most cases, this includes inspections during the rough phase, along with a punch-list inspection and a final walkthrough. We are also happily willing to accommodate requests for different and additional phases. Either way, this inspection service makes it much easier to ensure that everything goes smoothly with your new construction project.
11-Month / Builder’s Warranty Inspection
Construction defects happen way more frequently than brand-new home buyers would like to believe. The good news is that builders typically supply a 1-year warranty to help protect you against these defects. To ensure you get the most out of this warranty, we provide an 11-Month/Builder’s Warranty Inspection service. During this inspection, we’ll check for any issues that should be covered by your warranty.
The purpose of a Re-Inspection is to ensure that the home is in the agreed upon condition. Keep in mind that the items noted on your home repair addendum can easily be reported as finished without that actually being the case. When you get a Re-Inspection, you’ll receive the peace of mind that comes from knowing whether the home is as expected before you close on the sale.
Commercial Buildings / Property Inspections / Payout Reviews
With our home inspector’s 35+ years of commercial construction experience, we’re well-equipped to provide Commercial Building Inspections. Restaurants make up the bulk of our commercial business, and we also provide Payout Reviews for hotels. During this specialty service, we visit hotel clients once a month during the building process to review the liens and make sure the work matches the payout check.
We include Thermal Imaging free of charge as needed with our residential inspection services. We’re also able to visit local area homes to provide Thermal Imaging for homeowners who want to check on potential issues. Thermal Imaging offers a closer look at a wide variety of issues ranging from leaks to areas of heat loss or accumulation.
